How to Access Your Resident Portal
Nowadays most apartment companies have everything online from the application, to lease contract signing, to paying rent and any other communications with the leasing office, through their resident portal.
You can find the resident portal by going on the apartment company website and find the residents page on the website and there will be a button that takes you to the resident portal page to login.
When IRC initially helps you apply for housing at the apartment complex we create an email and password login into the resident portal, you can change the login information in the leasing office or on the portal:
Main Things of the Resident Portal:
1. Update your contact information with updated phone number and email, or change your resident portal login information
2. Account balance or the rent ledger of all expenses charged and payments made, and make payments through the portal
3. View your lease contract or resign it if your lease is ending and would like to renew the lease contract, the new lease contract would always be sent through resident portal
4. Maintenance request form to report any maintenance issues and request history log

Profile page
How to update contact information on the resident portal:
1. Click on the profile icon, and then click “edit profile”
2. Edit the information you would like, and hit save.
Payment page
How to view your rental account balance:
1. Click on “make payment” or the tab “payment” to get to the page
2. Then click on the “Recent Activity” page to view all the rental account balance since lease contract started
3. You can see utility charges, payments made, and the remaining balance to date.
How to pay Rent through the Resident portal:
1. in order to pay online you will need to have a bank account because it would be paying rent to the apartment company directly from the bank account.
2. You will need the debit card or credit card information to type in and it will save on to your payment options.
3. Then you can choose to do automatic or just make a regular payment.

How to view lease:
Go to the Document folder where you can locate your lease contract if you ever need a copy or you can always ask for a copy at the leasing office.
How to resign a new lease contract:
Once you tell the leasing office at 60 days notice of your lease current term end, they will prepare a new lease and send it to your portal under the “Lease” tab. Go to “lease info”. On that page there will be a new lease document to review. Click “sign new lease” go through the lease document and sign it electronically, then submit once finished.

How to do a maintenance request:
Resident portal
Leasing office – call, in person, email
The most important thing with maintenance issues is documenting it, take multiple photos as evidence and also a written notice either email or letter to the leasing office, with the date of the issue present.
On the resident portal:
1. Click “Maintenance” and it will take you to a form to fill out to report a new issue.
2. On the page “Submit Maintenance Request” Fill out on the form :
a. what room the issue is,
b. what does it relate to (appliance, AC, wall, insects)
c. Write in the box to give more detail about what has happened.
d. Does the maintenance person has permission to enter when you are home or not home.
e. Attach photos or a file for that issue
3. Then click “submit”
When you submit a maintenance request through the resident portal, it is sent directly to the maintenance staff and leasing office. On the next page “Request History” you can view all maintenance requests submitted as a way to keep track of every issue that comes up.
